TOP DOLLAR TIPS

In my years of real estate experience I have compiled a marketing approach for sellers that I call TOP DOLLAR TIPS which is a list of items that are essential when selling a home. My tip manual will provide you with the common sense approach to getting the maximum amount of money for your home. I've worked with some pretty picky buyers through my career, and I know what buyers except when they walk through the door- somethings would really surprise you.

Tip #1: Why are you selling?

This affects the whole process of selling your home "motivation". What's more important to you, the money you net or the time it takes to sell? If your goal is a quick sale, you must know that from the beginning and price your home in that manner. Your most serious buyers are the prospects of the first 10 days.

 

Tip #2: Do your homework before you set the price:

Look at the comparables in your neighborhood and don't ignore the facts. Consider having the house appraised. If you start out by pricing the house too high, you might not be taken seriously by prospective buyers or other agents.

 

Tip #3: Look at the competition:

What is your house competing with? What do the other homes in your neighborhood have that your house does or doesn't have? What is the condition of the homes, are they more presentable, do they have less square footage and amenities?

 

Tip #4: MAXIMIZE YOUR HOME'S SALES POTENTIAL!

Buyers look for visual packaging. This means appearance is critical! The look and feel of the home is what sells. RULE #1 THE HOME MUST BE CLEAN, otherwise the price will not matter. You will lose buyers if the house is too cluttered or not clean. If there are rooms in your house that feel crowded then remove furniture. If a buyer can't see the room they will not buy it!

 

Tip #5: Fix it:

Floor squeaks, something needs painting, light switch not working, cracks, tile broken, grout cracking. These are all items buyers will notice and could be deal breakers. You are competing against other homes and brand new homes as well.

 

Tip #6: Remove "YOU" from the home:

This means de-personalize your home. You don't want buyers to feel uncomfortable. Too many personal photo's and knickknacks are a huge distraction. Remove the toiletries from the buyers sight, keep the counter tops and floors clean - don't make a buyer walk around personal objects on the floor, this makes the home feel smaller. You want the buyers to see themselves living in that space.

 

Tip #7: Smells:

This is the most common complaint from buyers. They smell pets, smoke or foul food odors. This is a deal killer every time - remove all traces of any odor. Be careful with air fresheners and deodorizers, they can be just as noticeable as bad odors.

 

This is just a few helpful tips that you need to remember when selling your home. You only get one chance to make a good first impression when showing your home, so don't let minor details prevent you from selling your home fast and for TOP DOLLAR.
